What is a Listing Agent?

When you hire us to put your house on the market, handle the marketing, and all of the other tasks needed to help sell your home we are your listing agent. Ideally, in a transaction there is a listing agent representing the seller and the buyer has their own agent representing their interests. A listing agent isn’t just putting your house up for sale and showing it to potential buyers. They are your own personal home marketer, specializing in making your home look it’s best, attracting buyers, and getting top dollar for your home. Although there are some home owners who choose to sell their home without an agent, 90% of sellers were assisted by a real estate agent when selling their home in 2020*.

It can be tempting to want to forgo an agent when it’s a seller’s market, but did you know that in 2020 the typical FSBO home sold for $260,000 compared to $318,000 for agent-assisted home sales?* A great agent can not only dramatically increase the amount your house sells for, but they can also prevent problems, save time, and make the experience more enjoyable.

What We Do As Your Listing Agent

As soon as we agree to work together, we start developing a customized, professional marketing plan for your home. This begins with a full market analysis tailored to your home and neighborhood to help us determine the right listing price and understand the marketing conditions.

Next, we gather information about your home to create an accurate floorplan and provide advice (or help you hire someone) to help maximize the appeal of your home (staging and/or repair work). Once your home is ready, we are able to engage professional photographers (and even drone operators if needed) to capture the beauty of your home for the marketing materials we create, both in print and online.

Once we have found a buyer for you, we represent your interests at the negotiation table and ensure that your contract protects you. After a signed contract, we still continue our marketing efforts for your home to save time in case we have to pivot to a new buyer. We support you fully before, during, and after the successful sale of your home.
